Basement Systems Vancouver inspected the crawlspace of Second Church of Christ, Scientist in 2020. Howie, contacted us because he reported musty smells and moisture coming from the crawlspace of the church. He reported the bibles pages were sticking together due to the high humidity arising from the crawlspace. This church is known as a historical landmark, constructed 1919.

The crawlspace was manually dug out to create a full height basement in some areas, and new openings, doors and tunnels were created to provide access to even the furthest corners of the foundation. Upon our inspection, we noticed a lot of moisture in the dirt floor. We recommended drainage matting, which helps moisture and water move freely, topped with our patented 20 Mil polyurethane Cleanspace Liner. Howie agreed that this would be the best course of action and proceeded with our company.

After this was complete, there was over 330 feet of drain tile installed inside the crawlspace to ensure all moisture was directed to the sump pump systems. Also noted were some heating ducts that were leaking, and an abundance of spiders and bugs. The humidity levels in the crawlspace were higher than normal, causing the damp musty odours Mr and Mrs C. were noticing.

After inspecting the home, and discussing the issues with the homeowners, Gerald designed a system to seal off the home from the earth, and create a dry healthy environment. Helpful Tips to Prevent Basement and Crawlspace Moisture Problems

With the rainy season coming in Vancouver we have a few tips that may help keep your basement or crawlspace dry through the season. First, make sure all of your rooftop gutters are clear of debris such as leaves, moss and dirt. Also, make sure that gutters are securely attached to the home and not damages or leaking.

Second, check the grading of the landscaped areas next to your home. Does the ground slope away from the home properly? Is the finished grade too high? (top of the foundation wall is below the final grade of the landscaped soil or grass)? Regrade any areas that are questionable.

Next, do the rain leaders direct the rooftop water away from the foundation or do they simply splash the rain water on the ground directly beside the home? If the rain leaders feed directly into the perimeter drainage, is this overtaxing and/or clogging the perimeter drainage system? Is the water coming into the basement through a window well? Is the window well filling up because a rain leader empties into the ground nearby? In BC, we receive a large amount of precipitation so rain leaders and downspouts should be connected to a separate systems that carries water at least 10 feet away from the home.
